While there is no beach shoreline, guests enjoy dock access, a heated waterfront pool, and sweeping ocean views. This vacation rental was created for guests who crave comfort, style, and plenty of room to unwind. From the fully outfitted recreation floor, with a Peloton, paddleboards, bikes, and a pool-table dining setup, to the bright and breezy main living level and three serene ensuite bedrooms. ⚓ BOAT DOCKAGE INFORMATION
-Complimentary boat dockage (subject to availability) -Dockage is limited, we recommend reserving dockage upon booking. The dock is not in a protected marina and subject to weather conditions.
-We can accommodate boats up to 24 . Contact us to confirm if the dock can accommodate your boat.
-No trailer storage on-site.
-No boat ramp on-site.

Dockage is provided at no additional charge, on an as-is, unguaranteed basis. Water depth at the dock is affected by tides, seasonal algae growth, and other natural conditions beyond our control. Some guests have been unable to dock their boats due to these conditions, and we cannot guarantee that any particular boat will be able to dock safely at any given time. No refunds or cancellations will be issued due to an inability to dock. Should this occur, we will provide third party solutions, however Newman Hospitality is not liable for any inability to dock, for any damage resulting from attempted docking, or any additional costs of docking elsewhere.

Bicycles, paddleboards, and kayaks can be delivered directly to your villa for an additional fee.

- Minimum rental age: 25 (photo ID required 72 hours prior)
- Accurate guest count required
- No parties or unauthorized visitors
- Quiet hours: 10 PM 8 AM

STARTER SUPPLIES:

We provide paper towels, toilet paper, trash bags, detergent, and bathroom amenities to accommodate the home s maximum occupancy for the first three days.

SAME-DAY BOOKINGS:

- Require prior approval
- Government-issued ID required
- Phone number must match reservation account
- No same-day bookings accepted after 2 PM
- Minimum 3 hours notice
- Check-in time may be extended for same-day arrivals

PET POLICY:
No pets are allowed.

RELEASE OF LIABILITY FOR RECREATIONAL EQUIPMENT:

Guests agree to use paddle boards and bikes at their own risk. The property management and owners are not liable for any injuries, damages, or losses related to their use. By using these items, guests release the property management and owners from all claims and liabilities.

MID-STAY CLEANING REQUIREMENT:

- For all extended stays of 30 nights or longer, a mandatory mid-stay cleaning is required every 30 days.
- If your reservation is 60 days, two mid-stay cleanings will be required, and so on.
- This helps keep the home maintained during longer stays and ensures everything stays in great condition.
- Mid-Stay Cleaning Fee: $285 to be paid by guests.
- We ll reach out after booking to schedule the mid-stay cleaning(s) and send the payment link.
