As you step inside, you ll be greeted by a charming sitting area on your left. Bathed in natural light from the large windows, this cozy space features two comfortable chairs and a sofa.

Adjacent to the sitting area, you ll find a stylish dining table that comfortably accommodates six people. Situated conveniently next to the dining area is the modern white kitchen, equipped with a gas and electric stovetop, oven, microwave, dishwasher, and a handy Keurig machine. The cabinets are fully stocked with all the essentials, ensuring you have everything you need to prepare delicious meals during your stay.

Towards the back of the home, you ll discover the inviting living room. This relaxing space boasts a ceiling fan, a plush sofa, an accent chair with a footstool, and a smart TV for your entertainment. A convenient wet bar is also available, perfect for mixing up your favorite drinks. Additionally, tucked away in the living closet with shelves, you ll find a washer and dryer, providing utmost convenience for your laundry needs.

On the main floor, you ll find the first three bedrooms, each thoughtfully designed for comfort and relaxation. Outside, the front exterior of the home showcases a spacious lot and a carport capable of accommodating up to five cars. House Rules

Check-in time: 4:00 PM
Check-out time: 10:00 AM

All guests must sign our rental agreement as mandated by Indiana Law.


🔹 The minimum rental age is 25. A picture ID must be provided to the company no less than 72 hours before arrival.
🔹 An accurate guest count must be provided
🔹 No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction
🔹 Quiet time is from 10pm - 8am
Please note that our vendors, landscaper and pool cleaner (If applicable), visit our homes at least twice a week for service. Our vendors will never enter the home and have permission to work outside.
🔹 No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000
🔹 This property is dog-friendly with an additional fee of $150, per pet, for stays less than 30 days. While staying with us, you are responsible for the actions of your pet. Please keep your dog(s) off the furniture and pick up all waste. All waste should be bagged and disposed of in the outside trash bin. Failure to comply with our Pet Policy will result in an additional $100 fee. Please let us know if you will be bringing your dog (only dogs are permitted, sorry).
🔹 Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle.
🔹 The property must be locked and secured when guests are not in it.

Mail:

Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.


Cleanliness:

This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it.

We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine.

If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.


Late Checkout:

Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we ll try to accommodate you, though this cannot be guaranteed.

If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.


Same-Day Bookings:

Same-day bookings with no past Airbnb reviews are subject to additional scrutiny and require approval from the company. We will ask you to provide information on your group and the purpose of your stay.

If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your Airbnb account or we will not be able to honor your reservation.

Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.

Television Subscriptions Policy

Guests may not subscribe to premium TV or streaming services on the property s accounts. Pay-per-view and premium content can only be accessed using your own account and payment. Unauthorized charges will result in a fee to cover costs and administrative expenses.

Internet/Cable:

The company is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues.

The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.


Copyright Infringement:

Absolutely no illegal downloads. We will charge $50 if discovered.

Pest Control:

Please note we have rigorous pest control on all of our properties. Due to the beautiful tropical climate Florida has, it sometimes brings bugs. To find some is not uncommon and is something every south Florida home deals with. If you see a large amount any of our native , please take a picture or give us a call


Starter Supplies

We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items.
